Prosperus Retail Property Fund agrees €200 million acquisition of Ozas shopping centre from NEPI Rockcastle

VILNIUS, Sept. 17, 2026 (GLOBE NEWSWIRE) — Prosperus Retail Property Fund has signed an agreement to acquire Ozas shopping and entertainment centre in Vilnius from NEPI Rockcastle for €200 million, in a transaction that establishes the fund as a significant new investor in the Baltic retail property market.

The acquisition of Ozas, one of Vilnius’ largest and best-established shopping centres, represents the first major transaction in Prosperus’ strategy to build a diversified portfolio of dominant retail assets across the Central and Eastern European region.

The transaction is expected to be completed subject to customary closing conditions and regulatory approvals.

Ozas provides platform for regional expansion

Opened in 2009, Ozas is a major retail and leisure destination in Vilnius, with approximately 70,600 sq. m. of gross lettable area and around 200 retail units. The centre combines fashion, lifestyle, food, services and entertainment, and has established itself as one of the key shopping destinations in the Lithuanian capital.

The property benefits from its location in northern Vilnius, strong road and public transport connectivity and a large metropolitan catchment. Its tenant mix includes leading international and domestic retailers, complemented by a significant entertainment component, including cinema, family entertainment and fitness facilities.

NEPI Rockcastle acquired Ozas in 2018 as part of its expansion into the Baltic retail market. The sale to Prosperus follows a period of active ownership and investment in the asset and represents a major transaction in the Lithuanian shopping centre market.

Prosperus targets €1 billion asset base

Prosperus Retail Property Fund is sponsored and led by Gediminas Baltakis, principal shareholder of Prosperus Asset Management, a European alternative investment fund manager pursuing a diversified investment strategy across asset classes and geographies.

Through Prosperus Retail Property Fund, Baltakis is pursuing a strategy to build a leading regional shopping centre ownership and operating platform, with a focus on high-quality retail assets in Central and Eastern Europe.

The fund intends to pursue an active acquisition strategy, targeting established retail assets with strong market positions, resilient tenant demand and potential for long-term value creation.

Prosperus expects to pursue one to two additional acquisitions over the next six to 12 months as it expands beyond its initial investment in Ozas.

The fund is targeting at least €1 billion of assets within the next 18 months, reflecting an accelerated portfolio expansion strategy following the Ozas transaction.

Baltakis said Prosperus sees an opportunity to consolidate high-quality retail assets in Central and Eastern Europe and intends to remain active in the market as further investment opportunities emerge.

“The €200 million acquisition of Ozas is the first step in a broader strategy. We are already evaluating additional opportunities and expect the next 12 to 18 months to be an important period of portfolio expansion,” Baltakis said.

Focus on scale and operational value creation

Following completion of the acquisition, Prosperus plans to take a long-term ownership approach to Ozas, with a focus on maintaining the centre’s position as a leading retail and leisure destination in Vilnius while pursuing opportunities to enhance its tenant mix, customer proposition and operating performance.

The fund’s strategy is based on acquiring assets with established market positions and combining scale with active asset management. Prosperus intends to build its portfolio through a combination of acquisitions and operational improvements rather than relying solely on market appreciation.

The acquisition of Ozas marks the starting point of that strategy and gives Prosperus an institutional-scale asset from which to build its wider regional platform.

The transaction is subject to customary closing conditions and regulatory approvals.
