EfTEN Real Estate Fund III AS-i tütarettevõtja omandas Tallinnas asuva Pirita pansionaadi kinnistu

EfTEN Real Estate Fund III AS-i 100%-line tütarettevõtja EfTEN Pirita OÜ (endine ärinimi EfTEN SPV19 OÜ) viis lõpule OÜ-lt Arca Varahaldus Tallinnas Hunditubaka tee 12 / Karukella tee 5 asuva kinnistu (registriosa nr 8521701), millel asub 2020. aasta lõpuks valmiv pansionaadihoone, omandamise tehingu. Varasemalt (s.o 23.11.2020) on ettevõte teatanud börsile võlaõigusliku müügilepingu sõlmimisest, milles kokkulepitud omandi üleandmise ja asjaõiguslepingu sõlmimise eeldused on täidetud, sh on tehingu lõpule viimiseks andnud oma heakskiidu Konkurentsiamet.
Kinnistu käibemaksuta hind oli 6,2 miljonit eurot. Tehingu finantseerimiseks kaasas fondi emaettevõte laenu summas 3 100 000 eurot ning EfTEN Pirita OÜ summas 3 100 000 eurot. EfTEN Pirita OÜ laenu tagatiseks seati laenuandja AS-i Swedbank kasuks kinnistule hüpoteek summas 4 030 000 eurot ning fondi garantii summas 3 100 000 eurot.Kinnistut jääb üürima ja sellel asuvat Pirita pansionaati opereerima Pirita Kodu OÜ, kes on alustanud tubade eelbroneerimist. Üürnik alustab üüri tasumist alates 1. aprillist 2021 ning käivitusperioodil suureneb üür järk-järgult, saavutades täismahu alates 1. jaanuarist 2022.Viljar Arakas
