EfTEN Real Estate Fund III AS aktsia puhasväärtus seisuga 31.08.2020

EfTEN Real Estate Fund III AS-i aktsia puhasväärtus (NAV) seisuga 31.08.2020 oli 16,22 eurot, suurenedes augustis 0,8%. EPRA aktsia puhasväärtus (raamatupidamislik puhasväärtus ilma edasilükkunud tulumaksukohustust ja intressiderivatiivide õiglast väärtust arvestamata) oli 31.08.2020 seisuga 17,29 eurot. EPRA NAV suurenes augusti jooksul 0,9%.August oli nii müügitulu kui ka EBITDA näitajate osas edukaim kuu terve fondi ajaloo jooksul. EfTEN Real Estate Fund III AS teenis augustis müügitulu kokku 950 tuhat eurot, s.o 94 tuhat eurot rohkem kui juulis. Fondi augustikuu tulemused sisaldasid esmakordselt Vilniuses asuva Atea büroohoone üüritulu summas 41 tuhat eurot (arvestatud 18 päeva eest), samuti  lõppesid ajutised üüri allahindlused DSV Eesti ja DSV Leedu logistikakeskustes. Fondi EBITDA oli augustis 767 tuhat eurot (69 tuhat eurot rohkem kui juulis).Fondi tütarettevõte Saules Miestas UAB pikendas augustis järgmiseks kolmeks aastaks oma laenulepingut Swedpangaga. Laen refinantseeriti kogusummas 14,6 miljonit eurot intressi marginaaliga 2,65%.   Fondi konsolideeritud raha jääk vähenes augustis 4,3 miljoni euro võrra, sisaldades Atea büroohoone soetusele kulunud omavahendeid summas 4,5 miljonit eurot. Konsolideeritud raha jääk oli augusti lõpus 4,2 miljonit eurot. Augusti lõpu seisuga on fondil kogu eelmisel aastal aktsiaemissioonist saadud vahendid investeeritud.Selle aasta 8 kuu kokkuvõttes on EfTEN Real Estate Fund III seoses Covid-19 mõjuga kaotanud üüritulu ligikaudu 380 tuhat eurot (6,1%), võrreldes eelmise aastaga. Fondi klientide maksekäitumine on augusti lõpuga hea – fondil on üle tähtaja debitoorseid võlgnevusi kogusummas 138 tuhat eurot, millest üle 2 kuu vanad võlad moodustavad 18%. Üle 2 kuu vanad võlad on olulises osas seotud Saules Miestase kaubanduskeskuse üürnike laekumata arvetega.EfTEN Real Estate Fund III AS-i konsolideeritud varade maht oli 31.08.2020 seisuga 142,7 miljonit eurot (31.12.2019: 132,8 miljonit eurot) ning omakapital 68,5 miljonit eurot (31.12.2019: 71,17 miljonit eurot).Marilin Hein
